Pinnacle Springs Phase 2 Set for Commercial Expansion

A new commercial development is moving forward in Rogers as the Planning Commission approved Phase 2 of the Pinnacle Springs development. Located at 1708 S. Promenade Boulevard, the project involves a single-story building with a 15,216 square-foot footprint designed to house a mix of retail and restaurant tenant spaces.

The property is located in the Uptown Commercial Mixed-Use (U-COM) zoning district and is part of the Uptown Regional Center growth designation. The development’s key features include a trail connection to the Razorback Greenway, extensive landscaping, and a streetscape designed to accommodate both vehicles and pedestrians.

City staff recommended approval of the project with a condition that a right-of-way easement be dedicated for W. Seneca Road. The project also includes a dry detention pond for stormwater management and will provide a total of 63 parking spaces, including 3 ADA spaces, and 14 bicycle spaces.

Both developments underscore the city’s ongoing efforts to balance urban growth with high-quality, mixed-use developments that contribute to a vibrant and accessible community.
