HOFCO Development Rezoning: More Commercial Growth in Rogers?

ROGERS, Ark. – A 17-acre site at the northeast corner of Bellview and Perry Road may soon undergo a major transformation as the Planning Commission considers a rezoning request from HOFCO Development, LLC.

The proposal seeks to change the zoning from T2 (Rural) to T5.1 (City Low-Intensity) and T5.2 (City Medium-Intensity) to accommodate urban development in the Uptown Regional Center. This rezoning would increase density and allow for a mix of commercial, residential, and office spaces.

City staff has recommended approval, noting that the proposed zoning aligns with the city's future growth plans. However, at least one neighbor has expressed concerns about potential impacts on groundwater wells.
