Walnut Grove Subdivision Phase 2 Final Plat

The final plat for Walnut Grove Subdivision Phase 2 has been approved, setting the stage for further growth in the area around Southwest Barron Road and Southwest Piercy Road. RLP Developments LLC is leading the project, which will add 82 new lots to the low-density single-family residential subdivision, following the R-1 zoning designation.

This second phase of the Walnut Grove development includes important infrastructure improvements. Utility easements have been dedicated along the exterior of the new lots, ensuring that necessary services are available throughout the subdivision. In addition, multiple drainage easements have been established to manage stormwater, helping to mitigate flooding risks.

Lots 78 and 79 have been designated as stormwater detention ponds, essential for handling excess runoff and preventing drainage issues in the neighborhood. Meanwhile, Lot 51 will serve as a common area, providing shared space for residents, and lots 80 through 82 are reserved as outlots for future phases of development, signaling that Walnut Grove's growth is far from over.

The final plat also dedicates rights of way for the new public streets that have been constructed to serve the subdivision. These new streets are designed to enhance connectivity and accessibility for residents, making it easier for future homeowners to navigate the growing community.

City staff have confirmed that the plat adheres to all the requirements of the Land Development Code, with no variances or waivers required. This approval marks a significant step forward for Walnut Grove, ensuring that the subdivision continues to develop in accordance with city regulations and standards.
