Azalea Commons Subdivision Preliminary Plat Approved

A new residential development, Azalea Commons, is moving forward on Ginn Road, with West Osage Holdings LLC at the helm. The project includes a total of 46 lots, with plans to build 88 two-family and townhome units. This medium-density residential subdivision aligns with the area's R-2 zoning designation.

The subdivision will feature access points from three roads: Ginn Road, Southwest Talc Road, and Southwest Obsidian Road, forming a connected street network for residents. Easements for utility services have also been established throughout the site, ensuring infrastructure is in place before construction begins.

The developer’s proposal includes sidewalks and landscaping, designed in accordance with the Land Development Code. These features aim to create a walkable community feel, contributing to the overall livability of the neighborhood.

Notably, one lot has been deemed unbuildable, while another is set aside as an outlot for future development. Details on the future use of this outlot have yet to be finalized, leaving room for potential expansion or new amenities down the line.

While the development is expected to bring additional traffic to the area, the connected road system is anticipated to help distribute the flow of vehicles across multiple access points. Proximity to nearby schools, parks, and commercial areas may also encourage walking and biking, which could reduce car traffic.

Azalea Commons complies with all the requirements of the Land Development Code, according to city staff. No waivers or variances are needed for this development, and the preliminary plat has received staff recommendation for approval. With this approval, West Osage Holdings can now proceed with the next stages of development.
