Summary of Rogers’ Condemnation of 425 W. Walnut Street
The City of Rogers has issued an ordinance ordering the demolition of a dilapidated and unsafe structure located at 425 W. Walnut Street. The building, owned by RHL Mott Properties LLC, was severely damaged by a tornado on May 26, 2024, leaving it structurally unstable and a public hazard.
The Rogers Code Enforcement Division conducted inspections and found multiple violations under the International Property Maintenance Code (IPMC), including:
Structural instability, with collapsing walls and roof.
Public safety hazards, including broken windows and storm debris.
Fire and health risks, making it unfit for habitation.
Despite being notified in September 2024, the property owner failed to take corrective action. Under the city’s condemnation process, the owner now has 30 days to demolish and clear the site. If they fail to comply, the City of Rogers will proceed with demolition and place a lien on the property to recover costs.
An emergency clause has been enacted to expedite the process, ensuring public safety and the removal of hazardous conditions in a timely manner.
