SOHO District Development Brings Mixed-Use Vibrancy to Rogers

Rogers, AR – The Rogers Planning Commission approved a proposal for a large-scale development in the SOHO District, located at 4900-4907 West Pleasant Drive. This mixed-use center will include 63,818 square feet of building space on a 5.5-acre site, combining commercial and residential opportunities designed to enhance neighborhood connectivity and walkability.

The development aligns with Rogers' Comprehensive Growth Map, which designates the area as a Neighborhood Center, intended to provide essential goods, services, and residential spaces for nearby communities. Key features of the plan include:

  • Pedestrian Accessibility: Plans for sidewalks and a 10-ft sidepath to support multi-modal transportation.

  • Aesthetic Compatibility: A variance was granted to adjust façade requirements, reducing the build-to zone from 60% to 59% to accommodate existing site constraints.

“This project embodies the kind of neighborhood-oriented growth we want to encourage,” said a Planning Division staff member. “It’s a step toward creating vibrant, accessible spaces in our city.”

Stormwater management, floodplain considerations, and underground detention systems are integrated into the design to meet environmental standards. The project is expected to break ground in 2025, adding new commercial and medium-density residential opportunities in west Rogers.
