Shadow Valley Phase 12 Rezoning: Balancing Growth and Livability

Rogers, AR — The city of Rogers is taking another step toward balancing growth with livability through the proposed rezoning of a 7.09-acre area in Shadow Valley. The land, located west of S. Brighton Road and north of W. Wallis Road, is currently zoned as T3.2 (Neighborhood Low-Intensity) but could soon be reclassified as T4.1 (Neighborhood Medium-Intensity) if the proposal is approved.

According to the Planning Commission packet, this rezoning would allow for “a wider variety of housing types and configurations,” aligning with the Rogers Comprehensive Plan's goals to diversify housing options. The city's planners believe this change will help cater to a more diverse population, providing opportunities for different family sizes and income levels to find suitable homes in the area.

“The rezone request is subject to standard review,” noted the staff analysis, which also emphasized that this change conforms with the Future Land Use Map (FLUM) and other urban development criteria set by the city.

As Rogers continues to grow, this rezoning represents a significant move toward ensuring that new developments meet the evolving needs of its residents while maintaining the character and appeal of established neighborhoods.
