Newell Bellview Development Sparks Debate Over Urban Growth in Rogers
The Rogers Planning Commission is considering a significant rezoning request for 7.1 acres at the northwest corner of South Bellview Road and West Pleasant Grove Road. The proposal aims to rezone the area from T5.1 (City Low-Intensity) to T4.2 (Neighborhood High-Intensity), reflecting the city’s commitment to increasing urban density in strategic locations.
Planning staff have recommended approval of the rezone, citing its alignment with the Future Land Use Map (FLUM). The T4.2 zoning would encourage mixed-use developments that blend housing, retail, and other neighborhood-scale services. However, community feedback during public hearings has revealed concerns about traffic congestion, ingress and egress challenges, and the overall compatibility of high-intensity zoning with the surrounding residential areas.
“This area has already seen significant development pressure,” said Lisa Duffy, a local resident. “We need assurances that new projects won’t exacerbate traffic issues or disrupt the character of our neighborhood.”
Despite these concerns, proponents argue that the rezone will provide much-needed housing and commercial opportunities in a growing part of Rogers. Alex Brown, a representative of the applicant, emphasized the project’s potential to create a harmonious transition between residential and urban areas.
The Planning Commission’s final decision will likely set a precedent for similar projects in Rogers as the city grapples with balancing growth and livability.
