New Industrial Development: Easy Street Flex Space
Rogers, AR – A new industrial development is on the horizon as plans have been submitted for the construction of a 66,748 square-foot warehouse office building at 1209 W. Easy Street. This project, known as Easy Street Flex Space, is set in the I-2 (Heavy Industrial) zoning district and aims to bolster the industrial capacity of the area.
The proposal, represented by Ali Karr of Crafton Tull and reviewed by staff member Zachery Birdsong, aligns with the Comprehensive Growth Map (CGM) designation of Employment Center. This designation is characterized by single-use areas near major arterials and rail lines, intended for industrial and commercial uses with substantial site activity.
The Easy Street Flex Space project includes the development of a large-scale warehouse office, which promises to create significant employment opportunities and industrial activity in north Rogers. The site plan features a 66,748 square-foot building designed to accommodate various industrial operations, with necessary infrastructure such as stormwater management, water quality control, and flood control measures already in place.
Key aspects of the project include:
Access Management: The proposal meets all access management standards, ensuring smooth traffic flow and connectivity.
Stormwater Management: An extended dry detention basin, functioning both for water quality and flood control, meets all required standards.
Master Street Plan Improvements: The right-of-way for W. Easy Street exceeds the minimum requirements, and a new minor street, N 12th St., is proposed to enhance connectivity.
Streetscape Enhancements: The development will include the installation of streetlights and the planting of street trees, such as Rising Sun Redbuds and London Plane Trees, to improve the area’s aesthetics.
The Easy Street Flex Space development is expected to enhance the industrial landscape of Rogers, offering modern facilities and improved infrastructure to support heavy industrial uses. The Planning Commission has recommended approval of the project, signaling a positive step forward for the city’s industrial growth.
