BENTONVILLE, Ark. – A new townhome development spanning 25 acres on Town Vu Road is moving forward, pending Planning Commission approval. The project, spearheaded by Halff Associates and Aadhira Properties LLC, aims to construct 38 townhome units in two phases.

The March 4, 2025 Planning Commission agenda includes a review of several waiver requests submitted by the developer. The property, currently zoned R-2 (Medium Density Two-Family and Townhome Residential), is designated as Neighborhood Center in the city's Future Land Use Map.

  1. Sidewalk Requirements (Section 1100.15 d) – The developer proposes deferring sidewalk construction to Phase 2 of the subdivision plan.

  2. Residential Tree Planting Requirements (Section 1400.10 a) – The applicant suggests planting trees later in the development process to meet city code requirements.

  3. Street Widening Standards (Section 100.16 c) – The developer is seeking an exemption from widening the street along non-buildable lots on Town Vu Road, instead proposing street improvements along Tater Black Road and portions of Town Vu Road with direct townhome frontage.
