Bentonville Set to Embrace New Mixed-Use Development on Southeast 4th Street
Bentonville, AR – A new urban development project, dubbed "Lanterns on 4th," is poised to bring a fresh dynamic to Southeast 4th Street in Bentonville. The Planning Commission is scheduled to review the proposal, which promises to integrate residential living with convenient commercial space in the heart of the city.
Developed by Ecological Design Group and Market District II LLC, Lanterns on 4th is set to occupy approximately 1.38 acres of currently vacant land, which has been zoned for high-density residential use under the Planned Unit Development (PUD) guidelines. The project plans to construct a 5-story building, featuring 156 residential units ranging from studios to two-bedroom apartments. Additionally, the ground floor will host commercial spaces, aiming to serve the daily needs of residents and visitors alike.
The design of the building prioritizes modernity and sustainability, with materials such as brick, glass, metal panels, wood screen, concrete, and steel. Notably, the project includes a mix of compact and standard parking stalls on the ground level, aligning with Bentonville’s Master Street Plan.
One of the key features of the development is its strategic location, situated near downtown and the soon-to-be-completed Walmart campus. This proximity is expected to increase foot and bicycle traffic significantly, contributing to the city's vibrant urban life. However, the increase in activity will likely lead to higher vehicle traffic on Southeast 4th Street, which the project plans to accommodate efficiently.
Public comments have not yet been submitted for this proposal, but the Planning Commission will consider a significant waiver related to landscaping. The developers have requested permission to substitute a traditional fence and planting barrier with alternative screening solutions like hedgerows or trellis with vinery, providing a creative approach to meeting the city's landscaping requirements.
City staff has recommended approval of the project, contingent upon the Planning Commission's decision on the landscaping waiver. If the waiver is not approved, the proposal may be tabled to allow further revisions.
