NW 7th Street Townhomes Proposal Moves Forward

A proposed townhome development at 421, 423, 425, 427, 429, and 431 Northwest 7th Street is under consideration in Bentonville. The development, known as the NW 7th St. Townhomes, is being spearheaded by the Schuber Family Trust and includes six residential units. Each townhome will be approximately 1,880 square feet with a detached garage accessible from a public alley to the south.

The property is zoned DN-2, Downtown Medium Density Residential, and is located at the southwest corner of Northwest 7th Street and Northwest C Street. It is surrounded by a mix of low-density single-family residential (R-1) and downtown medium-density residential (DN-2) zoning. The proposed development aligns with the current zoning and future land use designation for medium-density residential (MDR).

Each unit is designed to face Northwest 7th Street, with garages located at the rear. The building materials include brick, glass, and fiber cement siding, which meets the material requirements set forth in the Land Development Code. The project also complies with the landscaping, grading, and drainage requirements.

The townhome project is expected to increase traffic in the area, but the connected street network is expected to help distribute traffic between Northwest 7th and Northwest C Street. The development's proximity to downtown, parks, schools, and trails may also encourage walking and biking, potentially reducing vehicle trips.

There have been no public comments submitted on the project as of the report's date. Additionally, there are no waivers, variances, or conditional use permits associated with this development. According to city staff, the project meets all the necessary requirements of the Land Development Code, and staff has recommended approval of the large-scale development.
