Originally approved in November 2023, this project aims to provide 322 single-family-style residences for lease, bringing a unique housing option to Bentonville.

According to the staff report, the development spans "50.21 acres" and proposes a mix of "one, two, and three-bedroom options, varying throughout the development." Each unit will be a single-story structure, designed to provide the comfort and feel of a single-family home while being leased individually.

The project also addresses parking needs, exceeding city requirements. The proposal specifies "483 parking spaces but is providing almost double that number at 724 parking spaces." These will be surface parking spaces, as no garages are included in the design.

Access to the site will be convenient, with three entrances planned: "two entrances off Scroggins Road and one entrance from Arkansas State Hwy 112."

The applicant is meeting material requirements by choosing fiber cement siding, described as a "Special Use Primary Material." The submitted renderings and warranty details ensure compliance with Bentonville’s Land Development Code. Additionally, the project plans integrate landscaping, drainage, and site amenities to further align with city standards.

The applicant has also considered the forthcoming "alignment of Arkansas Highway 112 and how it will traverse through this development." This forward-looking approach aims to minimize disruptions and align with future infrastructure changes.

At the time of the staff report, "no public comments" had been received. Based on the compliance of the project with the Land Development Code, city staff "recommends approval of the large-scale development."
