New Phases Set to Expand The Parc at Bentonville

Bentonville, AR – A significant development plan is on the table for The Parc at Bentonville, aiming to streamline and expand its existing phases into a more cohesive future build. The amendment proposal, presented by Phil Swope on behalf of Benco 12, LLC.

Currently zoned as a Planned Unit Development (PUD), the site spans approximately 12.47 acres at the intersection of Southwest Regional Airport Boulevard and Southwest Prime Avenue. The original PUD, approved back in December 2014, featured a multi-phase development that included residential and commercial spaces.

This new amendment seeks to consolidate the latter development phases of the PUD. Specifically, it will combine what were initially phases 3 and 4 into a single phase. This revised Phase 2 will focus on erecting two commercial buildings and developing the necessary public street and utility infrastructure to support the site.

The proposed development will split the lot uses into two categories: the interior lots (1-4) are designated for 'flex' type uses—ideal for equipment storage and small offices—while the outer lots (5-12) are targeted for a mix of retail, office, and medical uses, aligning with typical C-2 zoning requirements.

Key features of the plan maintain the commitment to ample green space, with Lot 1 alone dedicating about 41.3% to open areas, and the total for all lots reaching around 35.6% upon completion—both figures surpassing initial PUD requirements.

The city staff has recommended approval of this amendment, citing its alignment with Bentonville’s community plans, which emphasize mixed-use developments to reduce traffic congestion and provide integrated services and goods. However, some public utility upgrades will be necessary to accommodate the new structures and uses.

As the project moves forward, it promises to reshape the area into a bustling hub of business and activity, potentially setting a precedent for future developments across Bentonville.
