Bentonville Planning Commission Grants Extension for Rose Development’s Hotel Project

The project, under the ownership of Zachary Hoyt and Rose Development LLC, involves the construction of a hotel and is currently in Phase 2 of its development. This project was initially approved as part of a Large-Scale Development (LSD22-0064) by the Planning Commission on February 7, 2023, with an anticipated completion time frame. Due to delays, an initial 6-month extension was granted on February 6, 2024 to allow additional time for project completion.
The property is designated for General Commercial use in the city’s Future Land Use Map, and no changes in zoning or future land use designations were requested.
Request for an Additional Extension
The current extension request, submitted by Rose Development, is for another 6-month extension to the approved large-scale development. According to the applicant’s narrative, the project has faced delays due to a change in engineering firms. The owner is still in the process of transitioning to a new engineering team, which has impacted the overall timeline of the project.
This extension is critical to ensure that the hotel project can move forward smoothly without further disruptions in the planning and construction stages. The commission granted this request, giving the developer until early 2025 to finalize plans and begin the construction phase.
