Rezoning Request to Support Neighborhood Commercial Use Near Tanyard Creek Nature Trail

At the October 14, 2024, Bella Vista Planning Commission meeting, a rezoning request was submitted for a 6.30-acre portion of land near Nature Trail Lane and W. Lancashire Boulevard. The Bella Vista Property Owners Association (POA) is requesting to rezone this land from R-1 Single-Family Residential to C-1 Neighborhood Commercial. The property currently serves as the parking lot for visitors to the Tanyard Creek Nature Trail.

This rezoning request addresses the fact that the parking lot is considered a non-conforming use under the current residential zoning. Rezoning the area to C-1 would bring it into compliance with its actual use and allow for potential commercial developments in the future. According to the city’s 2040 Comprehensive Plan, the future land use for this site was intended as open space or a golf course area. However, the Planning Commission has noted that the proposed C-1 zoning supports small-scale commercial activities that would serve the surrounding residential community, such as offices or retail spaces, while keeping in harmony with the neighborhood.
