Proposed Dollar General Development Raises Traffic Concerns
BELLA VISTA, Ark. – A proposed Dollar General development at the intersection of Arkansas Highways 94 and 340 is drawing attention due to a requested waiver that would allow a driveway placement much closer to the road than city regulations typically permit.
The project, led by applicant Cody Sexton, includes plans for a 10,640-square-foot retail store but faces a key obstacle: city code requires a minimum 250-foot separation between access drives on major arterial roads. The proposed driveway, however, would be only 73 feet from the nearest intersection.
According to the applicant, the reduced distance is necessary due to existing road conditions and nearby driveways, arguing that the proposed access point would actually improve the current situation. City staff has recommended approval of the waiver, contingent upon the Planning Commission's approval.
However, the proposal is expected to raise concerns about traffic congestion and safety at the busy intersection. With the development projected to generate nearly 99 vehicle trips per day, local residents and traffic planners may question whether the site’s access design is sufficient to prevent potential hazards.
The project also includes a stormwater detention pond and plans to extend an 8-inch water main for fire protection, as well as a septic sanitary sewer system. If approved, Dollar General would join other retail establishments expanding into Bella Vista, further cementing the city’s growth as a commercial hub.
