Minimal Impact on Lake Norwood from with New Drainage
BELLA VISTA, AR – A proposed addition to the Mildred B. Cooper Memorial Chapel, located at 504 Memorial Drive, is set to proceed with assurances from engineers that the project will have minimal impact on Lake Norwood’s watershed. The Bella Vista Planning Commission reviewed the drainage report for the new operations building and deck area, concluding that the development aligns with environmental standards.
Project Overview
The project involves the construction of a 1,085 square foot operations building and a 200 square foot deck at the existing chapel site. The chapel, known for its serene setting and architectural elegance, is expanding its facilities to better serve the community.
Drainage Report Findings
According to the drainage report prepared by Jason E. Ingalls, P.E., the entire site drains into Lake Norwood. Despite the new addition, the increase in impervious surfaces is minimal, amounting to only 1,285 square feet out of a total site area of 9.87 acres.
“The increase in runoff to Lake Norwood is negligible,” said Ingalls. “The runoff will continue to sheet flow towards the lake, maintaining the pre-developed conditions.”
Environmental Impact
The report emphasized that no additional drainage improvements are necessary due to the minimal increase in runoff. The project was designed to ensure that the natural drainage pattern remains unchanged, thereby protecting the local ecosystem and water quality in Lake Norwood.
Ingalls certified that the project complies with Bella Vista’s regulations and the Arkansas Professional Engineers Registration Act. The certification guarantees that the development will not adversely affect downstream properties or the local watershed.
Community and Ecosystem Protection
Maintaining the natural sheet flow and minimizing new impervious surfaces are key strategies in this project, supporting sustainable development practices. By ensuring minimal impact on Lake Norwood, the project helps protect the local ecosystem and maintains the quality of life for nearby residents.
The Planning Commission’s review highlighted the importance of balancing development with environmental stewardship. The drainage strategy for the chapel’s addition exemplifies a commitment to sustainable growth, ensuring that new infrastructure projects do not compromise the natural beauty and ecological health of Bella Vista.
Looking Ahead
As Bella Vista continues to develop, projects like the Mildred B. Cooper Memorial Chapel addition set a standard for how growth can be managed responsibly. With professional oversight and careful planning, the city aims to ensure that future developments will continue to protect and enhance the local environment.
