Bella Vista, AR — The Bella Vista Board of Zoning Adjustment (BZA) has recently handled multiple accessory structure variance requests, showcasing how residents are adapting to the city’s zoning challenges. A key case involved an approved variance for a proposed shop at 17 Pease Drive, which encroached on the city’s setback requirements.
Catherine Barnes, the applicant, emphasized the functional necessity of the shop despite zoning hurdles. "With Bella Vista's growing population, it’s important to allow residents flexibility for property improvements," Barnes noted. The variance approval came with conditions, including resolving easement issues with the Architectural Control Committee (ACC).
